Duplexes are supposed to be more affordable than the typical single-detached home.

However, not all attached homes are equal, as one can see with this half-duplex in the Kitsilano neighbourhood of Vancouver.

The three-storey home is located on the so-called Golden Mile, home to the city’s most luxurious and expensive houses.

The 2625 Point Grey Road property sold for $9 million.

The three-bedroom, three-bath residence has a 2021 assessed value of $6,793,000.

The sale was tracked by real-estate sites Zealty.ca and Redfin.

The waterfront property came on the market on October 6, 2020 with a price of $9,735,000.

A buyer picked up the 3,433-square-foot home built in 1987 on March 24 this year for a reduced price of $9 million.

The seller’s listing agency, Oakwyn Realty Ltd., highlighted the luxury features of the modern home, which includes “soaring ceilings & more than 20 skylights flooding the living space with beautiful natural light”.

It has a “sunken family room opening to a grassy beachside oasis”, and a “floating loft ocean view office”.

A “giant roof deck overlooking the ocean” contributes to the home’s “Wow factor”.

The Kitsilano property was last sold on October 26, 2004 for $2.5 million.
